We use only licensed and insured subcontractors, most of which we have used for over 10 years and have a great working relationship with us as well as our clients.

This also results in less stress to you our client. Our clients don't have to invest time and money coordinating between a design firm and a construction firm. Instead, they can sit back, make decisions when necessary and know that one phone number and one team is all they will need to solve the issues that have brought them to their decision to remodel or build.

DESIGN. Process
Communication is the key to any successful design. We will conduct an in-depth interview to reveal all of the priorities for the project. We encourage all of our clients to ask questions of us to make sure we are a good fit for them as well. The criteria for the project are then mapped out, any fee is reviewed, and a contract is signed. We will develop concept drawings based on the budget, which we will review on several occasions throughout the process. Two to three concept plans will be presented, and when we capture the correct layout, we'll produce elevation drawings to help you visualize how the space will look. We then begin selecting the finishes such as cabinet style and color, counter top materials, plumbing and electrical fixtures, tile, paint colors or wallpaper, trim, flooring, or any other aspect of the project. Once the design is complete and all materials and finishes are selected, we'll move the planning phase.

PLAN. Process
We plan and review every aspect of the construction process before we begin any project. Once the drawings & designs are approved for construction and all materials & finishes are selected, the planning process begins. Depending on the size and scope of the project, we may schedule an on-site subcontractor walk-through. This allows our subs and suppliers to view the project first hand in order to accurately estimate their costs. Once the subcontractors and suppliers have submitted their prices, we will assemble a detailed explanation of the work to be completed, the materials to be used, and the price associated with each phase of the project. A meeting to review the project budget with you is the next step. If needed, budget modifications can easily be made at this time. The material selections can be changed in order to increase or decrease the price of the project, based on the your needs. Once you approve the project budget, our Distinctive Homes production team will review the plans of work once more. Our team then meets with you for a final review of all documents. Detailed project planning means fewer surprises for both you the client and the contractor once construction begins.

BUILD. Process
The Distinctive Homes team of certified professionals makes every effort to keep the stress to a minimum and the dream fulfillment to a maximum. To accomplish this, we manage all activities on the job site from start to finish. Several days before a project begins, the pre-construction meeting is held with you. We focus on maintaining open communication throughout the project with everyone involved. We encourage all our clients to ask questions, no matter how trivial they may seem! You are kept aware of every aspect of their project, site meetings, and direct discussion with the project manager.
Because of our attention to detail during the Design and Plan phases and consistent communication throughout the job, our projects are produced with little to no surprises. Remodeling projects, no matter how complex, will affect your daily patterns. Homeowners who have remodeled before will describe the process as an "emotional roller coaster". Spirits are high during the Design and Plan phases and then start to dip after the demolition begins. The low point usually hits when the new drywall is being sanded, as this can be the messiest portion of the project. Once the finish carpentry, fixtures, and paint are in, spirits begin to rise. As the final touches of the project come together, the excitement returns, as the dream becomes reality. When the project is complete, our clients know that the finest craftsmanship and materials have been used to create a project that is beyond all expectation.

How long will the construction take?
Construction time is affected by factors such as the complexity of the project, availability of materials, impact on you the client's lifestyle, and the time of year. Most projects, without any change orders, are completed within several days of the original scheduled date. Occasionally, projects are completed ahead of or behind schedule due to changes in material availability, weather, or subcontractor schedule changes.
| Can changes be made once construction begins?
Yes. The project manager will document the change request as a "Change Order". Depending on the size and scope of the change, the plans will be modified, if necessary, and materials and labor will be priced. The Change Order will be presented to you the client for approval before performing the changes. If approved, the schedule will be updated, subcontractors notified, and work on the change will proceed.
